A NEW RESIDENTIAL COMMUNITY ON TOP OF FORMER FACTORY BUILDINGS

This new residential neighborhood located in the city center of Kyiv consists of about 500 units of apartments with commercial programs and offices. 2 types of building strategies have been developed. The difference between them is if we preserve/recycling the structures of existing industrial buildings on-site or not.

TYPE A keeps the structures of main existing buildings on site and reuses them, giving each the specific functions and highlighting their distinct industrial charm.
The new buildings will accommodate the office and retail functions on the first two floors and the residential units above the second floor. The spaces in-between the buildings, as well as a few of their terraces, will serve as shared spaces, abounding in greenery and including several public facilities/amenities.

TYPE B removes all existing buildings from the site. The first four to five floors of the buildings will accommodate the retail and offices and residential towers are placed above. All building blocks are interconnected by a series of bridges and the communal decks that create a community network secured from the street level with privacy. Additionally, each residential tower incorporates a “green box“ at its foot on the communal deck level that contains communal facilities/amenities
